DUAL-CONTAINER OFF-GRID HOMESTEAD — PRELIMINARY DESIGN-INTENT PACKAGE
SHEET G-0.0
CHEVELON CANYON AREA — NAVAJO COUNTY, AZ
JULY 2026 — NOT FOR CONSTRUCTION

⚠ PRELIMINARY / DESIGN-INTENT DOCUMENT — NOT FOR PERMIT OR CONSTRUCTION USE

This package communicates design intent, spatial layout, and target specifications for a dual 40ft High-Cube container homestead with a connecting steel-roofed breezeway. It has NOT been prepared, reviewed, calculated, or stamped by a licensed Professional Engineer (PE) or Registered Architect in the State of Arizona. All structural loads, connection details, anchoring methods, and MEP sizing shown are preliminary design targets based on stated code minimums and manufacturer literature — they are starting points for a licensed engineer's independent calculation, not final engineering.

Before ANY construction, excavation, or material procurement: (1) retain an Arizona-licensed structural PE to calculate and stamp the roof structure, container modifications, and foundation system; (2) submit to Navajo County Development Services for building permit review; (3) retain an ADEQ-approved septic/wastewater designer and obtain a permit for any onsite wastewater system; (4) verify all appliance and equipment selections meet current UL/CSA/AGA listing requirements. Container modifications that cut structural steel (window/door openings) require an engineer's evaluation of the resulting load path in every case — this is not optional and is not satisfied by anything in this document.

  • POWER: Off-grid hybrid DC/AC — no utility interconnection assumed

GOVERNING CODES (VERIFY CURRENT ADOPTION)

  • 2018 International Residential Code (IRC) — Navajo County amendments
  • 2018 International Building Code (IBC) — accessory/storage use
  • 2018 International Mechanical Code (IMC)
  • 2018 International Plumbing Code (IPC)
  • 2020 National Electrical Code (NEC) — Art. 690/691/705 DC systems
  • NFPA 58 — LP-Gas Code (propane storage & piping)
  • ADEQ Aquifer Protection / Onsite Wastewater rules (R18-9)
  • ASCE 7-16 — Minimum Design Loads (wind/snow basis)
  • ISO 668 — Shipping container structural datum

DESIGN CRITERIA SUMMARY

  • Ground snow load (Pg): 35 psf, drift-adjusted per ASCE 7-16 Ch.7
  • Ultimate wind speed (Vult): 115 mph, 3-sec gust
  • Risk Category: II
  • Exposure Category: C (open desert terrain)
  • Frost depth: 24" (Navajo County basis) — verify w/ local jurisdiction
  • Seismic: Site Class D assumed pending geotechnical confirmation
  • Roof live load: 20 psf min. or governing snow, whichever controls
  • Roof pitch: 5:12 (increased from 4:12 — see structural note below)

⚠ ROOF SPAN & PITCH CHANGE — REVISION NOTE

Breezeway clear span increased from 24'-0" to 40'-0" per owner direction, moving overall roof span from 52' to approximately 60' (56' between container outer faces + 2'-0" overhang each side). At this span, truss depth, chord sizing, and mid-span deflection under the 35 psf ground snow load become more sensitive to pitch. Pitch increased from 4:12 to 5:12 as a preliminary design recommendation: the steeper slope sheds snow more effectively, reduces flat-roof-style drift accumulation risk on the longer span, and shortens the effective rafter length for a given ridge height, which helps chord sizing. This is a design-intent adjustment, not a calculated result — final pitch, truss depth, and chord sizing must be set by the truss manufacturer's PE based on the actual 40' clear span, site snow/wind data, and any local drift or ridge-height restrictions.

CONTAINER A — 40'×8' — SECURE STORAGE CONTAINER B — 40'×8' — OFF-GRID CABIN CENTRAL BREEZEWAY — 40'-0" × 40'-0" CLEAR (1,600 SF) — OPEN-AIR, COMPACTED DECOMPOSED GRANITE SURFACE (SEE A-1.0) NO CONCRETE SLAB — NATURAL/PERMEABLE SURFACE UNDER ROOF ENVELOPE ONLY P-A1 P-A2 P-A3 P-A4 P-B1 P-B2 P-B3 P-B4 56'-0" OVERALL (CONTAINER OUTSIDE FACE TO CONTAINER OUTSIDE FACE) 40'-0" CONTAINER LENGTH 40'-0" CLEAR BREEZEWAY SPAN (PIER-TO-PIER, CLEAR OF CONTAINER FACES)

PIER PAD SPECIFICATION

  • (8) total piers, poured-in-place concrete, one at each container corner
  • Pad size: 24"×24" plan, 36" min. depth (exceeds 24" frost line)
  • Concrete: 3,000 psi min. 28-day compressive strength
  • Rebar: (4) #4 vertical bars w/ #3 ties at 12" O.C., min. 3" cover
  • Embedded steel bearing plate: 1/2" thick, sized to container corner casting footprint
  • J-bolt anchor array: (4) 3/4" dia. × 18" J-bolts per plate, embedded min. 15"
  • Pad top elevation set level across all 8 piers — verify w/ laser level prior to pour
  • Undisturbed native soil bearing assumed 1,500 psf min. — confirm w/ geotech

CONTAINER TIE-DOWN

  • Container bottom corner castings welded directly to embedded steel plates
  • Weld: continuous fillet, min. 1/4" per structural engineer's detail
  • Purpose: eliminate lateral shift and wind/seismic uplift at each corner
  • All welds by AWS D1.1 certified welder; visual + dye-penetrant inspection recommended
  • Field-verify container corner casting dimensions before plate fabrication (ISO 668 nominal, confirm actual)

NOTES

  • Pier layout assumes standard 40' HC container corner-casting spacing — verify against as-built containers
  • Breezeway area between piers: open-air, compacted decomposed granite surface, graded for drainage — no slab, no structural connection between containers at grade
  • 40'-0" clear span between containers roughly doubles the pier-to-pier distance versus a 24' span — pier reactions, especially uplift, should be re-checked by the structural PE against the longer, steeper-pitched truss reactions
  • Final pier count, size, and reinforcement subject to PE calculation based on site-specific soil bearing report and actual truss reactions at this span
  • Excavate to undisturbed soil; no fill placement under piers without geotechnical engineer approval
