PROGRAM NOTES
Entry / Lounge
3'-0" × 6'-10¾"
36" insulated steel entry door w/ multipoint lock; wall hooks in lieu of desk ledge (ledge removed — insufficient depth after correction); luggage sits on floor or foot of bed.
Sleep
6'-8" × 6'-10¾"
Full/double platform bed on 12" drawer base; 28.8" clear aisle (queen no longer fits — see §2.1); sconce lighting both sides.
Vanity / Minibar
2'-6" × 6'-10¾"
Vessel sink on narrow floating vanity (reduced from 24" to ~20" counter depth); opposite wall: slim minibar/coffee shelf, no undercounter fridge — relocate fridge to MEP closet face or entry wall hook zone.
Bath + MEP
5'-1" × 6'-10¾"
Curbless walk-in shower 30" deep × full width; wall-hung WC (reclaims ~6" depth vs. floor-mount) with in-wall carrier in the wet wall; 28" pocket door; 7" circulation zone; MEP closet 24"×48" at rear.
4.0 — DEMISING WALL ASSEMBLY (UNIT SEPARATION)
LAYER (UNIT SIDE → UNIT SIDE)
SPEC
Assembly target
1-HR fire rating (UL U305 equivalency) · STC ≥56
Framing
Double row 3-5/8" 20GA steel studs @ 16" O.C., staggered, on separate tracks; 1" air gap between rows; rows isolated — no through-fasteners
Cavity
Mineral wool batts (Rockwool Safe'n'Sound), both rows, full fill
Sheathing
2 layers 5/8" Type X gyp. each face, joints staggered; acoustical sealant at all perimeters
Penetrations
None permitted. Each unit's MEP fully independent of demising plane.
Top/bottom
Fire-caulked to container roof corrugation w/ mineral wool packing + intumescent sealant; welded steel closure angle at corrugation profile
2.5" closed-cell spray foam (ccSPF, ~R-17) direct to corten + 1-5/8" steel hat channel + 1/2" gyp or wood-look panel = 4.625" total buildup per side, subtracted from raw shell to yield finished dims in §2.1. Foam = air/vapor barrier; eliminates interstitial condensation on steel.
3.5" ccSPF (~R-24) under corrugation + exterior standoff "cool roof" metal panel on Z-girts creating vented radiant gap; snow load path per truss/PE design (45 PSF)
Floor
2" ccSPF sprayed to underside of container floor from below (rodent-armored, §5.3) + interior 3/4" subfloor over sleepers; combined ~R-14. See §5.5 for below-floor plumbing cavity — this spray zone now also houses the DWV belly chase.
Windows/doors
Dual-pane Low-E argon, U ≤0.30, aluminum-clad thermally broken frames
Coatings
Exterior: high-SRI ceramic elastomeric topcoat over rust-converted corten (solar gain control); all field welds primed w/ zinc-rich primer
5.2 WIND / MONSOON / STRUCTURAL
ITEM
SPEC
Foundation
Container corner castings welded/bolted to embed plates on concrete piers below frost line; uplift + overturning per 115 MPH Exposure B, PE-designed anchorage at all 4 (+2 mid) points
Opening reinforcement
All cut openings framed w/ 2"×2"×3/16" HSS tube welded full-perimeter before glazing/door install; header tubes sized by PE where corrugation interrupted >36"
Roof drainage
Standoff roof sloped 1/4":12 min to leeward gutter; monsoon burst sizing 2"/HR; splash-away discharge min 5' from piers
Sealants
All exterior joints: polyurethane (NP1-class); no silicone on corten; annual inspection note in O&M
5.3 SECURITY — "LOCK-AND-LEAVE" & PEST EXCLUSION
ITEM
SPEC
Window shutters
W1: exterior rolling steel shutter (14GA slats, keyed + interior quick-release — egress must remain operable from inside without key or tool when unit occupied); W2 clerestory: fixed laminated glass + interior steel mesh, no shutter req'd
5.4 — ROOF-MOUNTED WATER TOTE — STRUCTURAL & SUPPLY
ITEM
SPEC
Tote
305-gal food-grade poly IBC tote, UV-stabilized or shrouded; per-unit, independent supply — no shared piping between paired units
Structural cradle
Full tote weighs ≈2,544 lb (≈159 PSF over 4'×4' footprint) — not permitted to bear directly on standoff roof panel. Steel cradle frame ties to container top rail / corner castings via 4 point loads, independent of roof cladding; PE design req'd, additive to 45 PSF snow + wind uplift case
Pressure
Gravity-only yields ≈5 PSI at fixtures — insufficient for shower (need 40–60 PSI). Booster pump (5–8 GPM, 40–60 PSI, continuous-duty, DC or 120V) required at MEP closet inlet; tote is a break-tank / gravity-assist supply, not a pressurized main
Refill
Roof-access fill port + sight/electronic level gauge (telemetry to node controller); refill by tender truck per turnover schedule at ≈4.4-day autonomy, 70 GPD/unit basis
Freeze protection
Tote shroud insulated + heat-traced supply line from tote to roof penetration; roof penetration sleeved and sealed per §5.3 pest/security details
5.5 — BELOW-FLOOR PLUMBING CLEARANCE (NEW — CRITICAL)
Standard container floor structure (7-gauge steel crossmembers, ~3.5" depth) does not provide clearance for a 3" DWV branch at required slope; routing is via exterior belly cavity per below.
ITEM
SPEC
Strategy
Exterior below-container "belly cavity" under the bath + vanity zones ONLY (≈7'-7" run) — not a full-unit raised floor, no interior step at thresholds
Cavity construction
Welded steel channel drop-frame, 6" clear depth, bolted to container underside cross-members at wet-zone footprint; insulated (2" ccSPF, continuous with §5.1 floor spray) + 26GA sheet metal skirt enclosure, sealed and rodent-armored per §5.3
DWV routing
3" ABS/PVC branch from shower + WC + vanity lav, sloped 1/4"/ft minimum, routed within belly cavity to a single 3" stub at the demising centerline, tying into the paired unit's matching stub per Sheet A-100 R2 central wet-core note (independent stacks, no cross-connection through demising plane)
Supply routing
PEX-A lines drop from MEP closet manifold through floor penetration into belly cavity alongside DWV, heat-traced, insulated separately from drain run
Access
Removable insulated access panel at skirt, min 18"×18", located below MEP closet for service access to cleanouts
Structural note
Belly cavity is a hung/bolted addition, not a structural floor modification — does not alter container's rated load path; PE to verify bolt pattern and cross-member point loads at final design
6.0 — EGRESS & LIFE SAFETY
ITEM
SPEC / COMPLIANCE NOTE
Primary egress
36" entry door, direct to exterior
Emergency escape (W1)
Casement, clear opening ≥5.7 SF (44"×32" = 9.8 SF), sill ≤44" AFF; operable without keys/tools; security shutter interlock: openable from interior via quick-release at all times unit is occupied
Detection
Combo smoke/CO alarm (10-yr sealed, DC-interconnected between paired units per demising wall separation)
Fire
2A:10B:C extinguisher at entry; ccSPF covered w/ approved thermal barrier (1/2" gyp) throughout per IRC R316
Jurisdiction
Navajo Co. Building Dept. — transient lodging use may trigger IBC R-1/R-2 review vs. IRC; confirm classification at pre-application meeting. ADEQ review req'd for onsite wastewater. Design criteria: 115 MPH Vult Exp B · SDC B · 45 PSF ground snow.
7.0 — MEP CLOSET (UNIT-LEVEL, OFF-GRID READY)
SYSTEM
SPEC

DC-inverter mini-split, 9K BTU cold-climate (heat to −13°F), wall cassette over vanity zone; condenser wall-bracketed on sidewall at bath zone w/ snow stand-off
Point-of-use tankless (propane, direct-vent) or DC heat-pump mini-tank per site energy model — final selection at proforma/energy pass
Water supply
Independent per unit: roof-mounted 305-gal poly tote on structural cradle (§5.4) feeds booster pump + PEX-A home-run manifold in MEP closet
Wastewater
Independent DWV per unit, routed through below-floor belly cavity (§5.5) — no cross-connection through demising plane; ties into central septic system (Sheet P-100)
Electrical
Unit subpanel: 120VAC (inverter feed) + 12/24VDC branch for lighting, fridge, alarm, locks; all lighting DC LED 2700K
