⚠ DESIGN-INTENT DOCUMENT. GRADING, DRAINAGE, TRENCHING, PROPANE SETBACKS, WATER SUPPLY, SEPTIC/DRAINFIELD SIZING, AND ALL ELECTRICAL SIZING REQUIRE ARIZONA-LICENSED PE REVIEW AND STAMP. NEC 2023 ART. 480/690/705/710 (STAND-ALONE & DC MICROGRID) AND ADEQ AQUIFER PROTECTION / ON-SITE WASTEWATER RULES (R18-9) GOVERN FINAL DESIGN.
WATER STRATEGY: Each of the 12 units has an independent, non-interconnected potable water supply — a roof-mounted 305-gal tote per unit (Sheet A-100 R2 §5.4) — refilled by tender truck. There is no site-wide potable water main. Wastewater from all 12 units is collected via gravity laterals into a single central septic system (this sheet).

2.1 FAILOVER SEQUENCE (AUTOMATIC, NO OPERATOR)
STATE
TRIGGER
ACTION
NORMAL
Bus 375–390 V
Nodes self-balance: PV surplus exports to bus; deficit nodes import. Central inverter carries AC ring from bus.
ALERT
Bus <365 V or SOCavg <35%
Controller pre-heats gen (block heater already on winter schedule), sheds Tier-3 AC loads (receptacle convenience circuits).
GEN-ASSIST
Bus <360 V for 120 s OR SOCavg <25% OR any node <15%
Auto-start dual-fuel gen → rectifier feeds bus at 390 V, 79 A max; batteries recharge; AC ring fully restored.
Node controllers stagger bulk charge windows over CAN bus to cap trunk current at 20 A design limit
3.4 CODE / COMPLIANCE NOTES
ITEM
NOTE
NEC
Art. 710 (stand-alone), 706 (ESS), 690 (PV), 480, 225 (feeders between structures); DC bus >300 V requires listed DC-rated OCPD + disconnects at each structure entry
Disconnects
Lockable DC disconnect + AC branch disconnect at each container exterior (first-responder placard); master disconnects at power house
Propane
NFPA 58: 1,000 gal ASME tank ≥10 ft from buildings/property line; protected from vehicle impact (bollards)
Fire access
24 ft drive aisle maintained; power house 1-HR rated enclosure w/ ventilation per gen manufacturer
Navajo Co. / ADEQ
Site plan review, grading & drainage plan (2% away from all pads), septic under separate ADEQ permit; SWPPP if disturbance ≥1 ac
4.0 — CENTRAL PLUMBING PLAN (SHEET P-100)
Water and wastewater are two independent systems on this site — they are not both shown as a network schematic like §2.0, because there is no site-wide water piping. The diagram below shows the wastewater collection network only; water supply is per-unit and self-contained (roof tote → unit fixtures, no interconnection).
4.1 WATER SUPPLY — PER-UNIT (NO SITE MAIN)
ITEM
SPEC
Source
305-gal roof-mounted poly tote per unit (12 total, 3,660 gal fleet capacity); independent — no unit shares supply with another, including paired units A/B
Demand basis
70 GPD/unit (2-guest × 35 GPD), 840 GPD fleet — informational only; each tote sized against its own unit's draw, not pooled
Autonomy
≈4.4 days/unit before refill required
Delivery / refill
Tender truck access via 24' drive aisle to each row; roof fill port + gauge per unit (Sheet A-100 R2 §5.4); refill logged against turnover schedule
Pressure/treatment
Booster pump per unit (§5.4); point-of-use sediment + carbon filtration at manifold; UV or chlorination stage recommended if tote water is not treated at fill — confirm ADEQ approved-source requirements for tendered water at time of design
4.2 WASTEWATER COLLECTION — CENTRAL SEPTIC
ITEM
SPEC / BASIS
Design flow
840 GPD (12 units × 70 GPD) — confirm against ADEQ Type IV design-flow table for transient lodging at final engineering
Collection
Independent per-unit DWV to row lateral (4" PVC, min 1/8"/ft slope) → row main → combined main → septic tank; laterals in dedicated sewer trench, ≥10 ft horizontal separation from power/comms trench, cleanouts at every bend and every 75 ft straight run
Below-container transition
Each unit's 3" DWV exits its below-floor belly cavity (Sheet A-100 R2 §5.5) at the container perimeter via a flexible coupling accommodating pier settlement/frost heave, drops to 36" trench depth, then reduces/transitions to the shared 4" lateral — riser section insulated and heat-traced above frost line
Septic tank
2,000-gal precast concrete or fiberglass, 2-compartment, sized at ~2-day retention on design flow; effluent filter at outlet tee
Drainfield
≈1,400 SF at 0.6 GPD/SF (conservative Type IV soil assumption) — actual sizing requires percolation test + ADEQ-approved on-site wastewater design report; gravity or low-pressure dosed distribution per final geotech
Setbacks
≥100 ft from any well, ≥50 ft from property line, ≥25 ft from structures/parking (ADEQ R18-9 minimums — site-specific setbacks confirmed at design report stage)
Winterization
All sewer lines below frost depth per Navajo Co. amendment; septic tank riser/lids insulated or buried to full frost depth; no exposed piping
Permitting
ADEQ Type 4 General Permit (or individual permit if flow/soil conditions require) — required prior to any excavation; Navajo Co. concurrent review
